Booking is confirmed immediately when advance payment (30%) is paid. Advance payment must be paid soonest possible, latest within 3 days after booking. Otherwise booking will not be valid. End payment will be due 30 days before reservation starts. End payment must be paid latest on due date informed on confirmation letter.<\/p>\n<p>Instructions for key pick up are included in confirmation letter.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>Minimum booking time<\/strong><\/p>\n<p>Christmas and New Year weeks and high season 20.2- 10.4.2021 minimum stay is 1 week (7nights). Other season\u2019s minimum stay 2 nights.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>Check in and checkout time<\/strong><\/p>\n<p>Cottage or apartment is available for customer check in day 16:00 (4pm) until check out day 12:00 (12am).<\/p>\n<p>&nbsp;<\/p>\n<p><strong>Rent<\/strong><\/p>\n<p>Rent includes free usage of cottage or apartment, bed clothes (mattresses, blankets, pillows), fire wood and all kitchen ware. Cottage or apartment is only meant for people who rent it. Visitors are not allowed to stay overnight.<\/p>\n<p>Customer brings own bed linen (sheets, towels) or bed linen can be rented from RukaNeli\u00f6. Bed linen is mandatory to use. *)<\/p>\n<p>Final cleaning can be done by customer or it can be ordered from RukaNeli\u00f6 before arrival. If cleaning is not done, RukaNeli\u00f6 has right to sent invoice of 100\u20ac to customer for undone cleaning. **)<\/p>\n<p>*) Bed linen starting from 20 \u20ac\/set\/week (set including sheets, pillow case, towels). Cleaning ordered in advance starting from 130\u20ac RukaNeli\u00f6 3 and 100\u20ac Soukkelomukka 6.<\/p>\n<p>**)\u00a0We charge starts from 220\u20ac for non-completed cleaning.<\/p>\n<p>&nbsp;<\/p>\n<p>Smoking inside cottage or apartment is strictly forbidden.<\/p>\n<p>&nbsp;<\/p>\n<p>Customer is responsible for all damaged or broken property. If customer finds damaged or broken items during check in, this must be informed to owner right away. Information after check out will not be noted.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>Pets<\/strong><\/p>\n<p>Pets are allowed in all RukaNeli\u00f6 places. Pet owner is responsible for pet behavior and possible damage to RukaNeli\u00f6 property. Pets are not allowed to stay in sofas or beds including bed clothes. Pet owner will be charged for any damage or extra cleaning fees. Cottage and apartments are not allergy free.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>Cancellation terms<\/strong><\/p>\n<p>Cancellation of booking must be done in written to RukaNeli\u00f6.<\/p>\n<p>If cancellation is done 35 days before check in day, advance payment will be returned in full. If cancellation is done after 28 days for check in, advance payment will not be returned. In above mentioned cancellations RukaNeli\u00f6 will debit 40\u20ac cancellation fee. If cancellation is cause of illness or dead in the family, rental fee is returned in full against doctor certificate.<\/p>\n<p>Last minute booking which is done 35 days or less before check in need to be paid in full within 3 days after booking. If cottage or apartment can be rented again after cancellation, RukaNeli\u00f6 will return payment.<\/p>\n<p>&nbsp;<\/p>\n<p>In the case of force majeure, RukaNeli\u00f6 may cancel the reservation. In this case, the customer receives the rent he paid in full. If the deposit or final payment is not received by the due date, RukaNeli\u00f6 has the right to cancel the reservation.<\/p>\n<p>RukaNeli\u00f6 is not liable for any damage caused to the client as a result of unexpected, force majeure or similar reason (eg acts of God, power failure, etc.) what is not caused by RukaNeli\u00f6 and the consequences of RukaNeli\u00f6 not reasonably have been prevented.
